Why ceiling leaks are tricky
Water travels along pipes, joists, and beams before dripping down. The stain on your ceiling may be 2-10 metres from the actual leak. We trace the water path backwards to find the true source.
Detection approach
Thermal imaging of the ceiling identifies the moisture path. We follow the trail backwards to the source. Acoustic listening at the suspected source area confirms. Tracer gas for complex situations.
Common ceiling leak sources
Bathroom above (toilet supply, shower pan, tub overflow), kitchen above (dishwasher, sink supply, ice maker line), HVAC condensate line, roof leak (travelling along beams), plumbing vent pipe penetration.
