Detection Method
Thermal imaging of the upstairs bathroom floor identified moisture tracking from the shower drain. Tracer gas injected into the shower drain confirmed the leak at the shower pan liner.
Results
Clear source documentation: failed shower pan in upper unit. Upper unit owner's insurance covered repair. Strata council had documentation for the bylaw infraction process.
